For now all rentals are locked and must be applied for. Click on rental box and accept the NC, inside that nc is another NC to fill out and send to KayKay Stine. Once approved you will be contacted and the rental box set to reserved.  

By renting, you are agreeing to these terms and are confirming your understanding that they may change without notice.   Failure to abide by these rules may result in returned objects, loss of rental without refund, and a possible banning from sim for serious offenses.  AIA and the staff are not responsible for damage or loss of items rezzed on either of our roleplay sims.

FURNISHED Residential Rentals

How this works is we have a several places around sim that are available to rent as is! But you also get a prim allowance to add your own personal items - from 10-50 Prims (LI) depending on your needs.  Also if there is something you wanted changed to your item we can /move/ the item out of your way for the duration of your rental.  (NOTE: Item(s) replacing moved items still counts toward  your prim count)  For more information on this please contact KayKay Stine in-world.  You can see a list of available rentals HERE!

GENERAL RENTAL RULES

 

  • Please know that rent is non-refundable for any reason or situation.  However rent can be transferred from one rental to another of the same type (residential / business) owned by the same player.  (ie: if you find a new place and want to change locations).
     

  • Rentals are for active, verified aia roleplayers only!  Anyone found renting in the active roleplay area and not actively roleplaying in aia will be evicted without refund.  Should there be a reason a player needs to take some time off due to RL just let staff know is all we ask. (NOTE: Please make sure that your application to roleplay has been accepted before you rent! Should you not be approved your rental will not be refunded)
     

  • Players are limited to ONE residential rental per player.  This also means players can not rent more rentals to get more prims. (NOTE: If paying for another players rent that is fine but it must be in the other players name.)
     

  • Players can rent from one to two weeks at a time, adding time as they go.  There is a 48 hour grace period once that is over if the rent has not been paid player will be evicted and items returned.  (NOTE: We do not charge for late fees, if you are in arrears and make payment to your rental the time you are over will be deducted from the time you added.
     

  • Each rental comes with a set number of prims (LI) allotted for that rental.  Players must stay that number and below or risk items being returned by staff in order to bring the player in compliance.  This may be done with or without a warning.  Repeat offenders risk being evicted and forfeiting their remaining rent.  Additional prims are not available at this time.
     

  • All rented properties are to be utilized.  Any rental that is not furnished within 48 hours without notice to our staff will be reclaimed and rent will not be refunded. 
     

  • You may add another player to your rental who is not a current renter on sim, just know that the combined prim count of both players may not go over the allotted prims for the rental.  (NOTE: There is no need to add someone to your rental that is already a tenant at aia, we count prims by player and know how many prims each player is allotted) 


    FURNISHINGS & DECOR 
     

  • All items must be kept within your rented space.  

  • Must fit in with the theme of the sim and rental

  • No full bright or harsh clashing colors

  • No hover text on items (other then sim owned items)

  • No highly scripted items (lag causing items will be returned)

  • Please turn down the radius on lights so as not to infringe on neighbors.

  • No giver objects (such as NCs & LMs)

  • No particles (other than chains/ropes)

  • No sound effects

  • No local or IM spammers

     

Please remember that these rules/guidelines are subject to change along with the rental rates at anytime with or without notice.  Should you have any problems or concerns, please contact aia stafF!
